Who We Are

Professional Manager with 15 years of experience

I am excited to talk with you and build a personal 1-on-1 relationship with you. My name is Stephanie Carrera and my husband Chuck and I are the Owner’s of Level Up Property Management. Each property and homeowner are different so if you are looking to hire someone who knows your property inside and out as well as your goals and expectations you are in the right place. I have over 16 years of Property Management experience, and 10+ years working knowledge & responsibility as an Employing Broker. I have had many experiences in the field good and bad alike, I have learned over the years what works and what doesn't work as well. My main priority is doing things the right way and my heart is in Property Management. From problem resolution to negotiations and I want everyone to experience what it is like to have a Property Manager who cares about your property as much as you do.

What can I expect in rent rate for my property?

Rental rate is going to be determined by many factors including the location of the property, the condition of the property and comparable rental rates in the area. We will discuss all your options and take extreme care with pricing the property properly, therefore securing the highest amount of rent as well as minimizing the amount of time the property is available for rent.

Who handles after hour emergencies?

We are available 24/7 for emergency maintenance requests which removes this burden from you. We will handle emergencies with our preferred vendors as quickly and efficiently as possible with our qualified vendors at the best possible price.

How will you find potential renters for my property?

Management of the vacancy cycle begins with marketing available rentals on our online website, Zillow, Apartments and Apartment Finders, Craigslist & more. We also will place a sign in the yard or window as one of the best ways to promote your rental property to people in the area.

What does Property Management cost me?

Our Property Management fees are very competitive and range between 8-10%, we don’t charge any fees until your home is rented and you get paid. In most cases, we have found that our fees are more than offset by our ability to obtain higher rents, less delinquency, and faster turnaround with vacant units. You may also find our fees can be tax deductible as operating expense at the end of the year. We also work with only qualified vendors & we never mark up maintenance costs. We will gladly send you a Property Management Agreement by email or would love to meet with you in person to review all of your questions about your specific property and fees.

What If I Just Need Help Leasing My Property?

We do also offer a "Lease Only" service for Homeowners who are interested in having a service market the property for rent, arrange all showings, screen all applicants and this service includes our lease written by legal counsel signed between yourself and the tenant. Once that part is done you would simply handle the day to day management and enforcement of the lease including collecting rent, handling maintenance, accounting, etc. If you are interested in this service we would love to speak with you.
